We help owners and operators make flexible workspace decisions with senior advisory judgment, rigorous financial modeling, and AI-native project delivery. Underutilized space becomes more valuable, more adaptable, and easier to operate.
Coworking has changed.
What began as a grassroots movement has become a real estate operating model. Today, flexible workspace is no longer just about desks, memberships, or community. It is about revenue, experience, service, data, hospitality, and asset performance.
That evolution is where we work.
We help owners and operators move from vague opportunity to clear strategy, from static square footage to active business model, and from disconnected decisions to an operating system that can actually be launched, managed, and improved.
We are not here to sell a generic coworking concept. The right model depends on the asset, and our job is to help you find it.

has been in coworking since 2008, and the firm has evolved with the industry. What began as traditional advisory is now delivered as a living intelligence system.
Decks, memos, and static reports gave way to a living delivery model, built for how decisions actually get made across owners, operators, and advisors.
Every engagement runs through a private portal: the Flex Space Pro Forma, market intelligence, launch plans, and operating dashboards in one place, custom-built for your situation.
A private project memory captures every conversation and decision. AI handles research and synthesis. A senior advisor reviews the work and owns the judgment.
The result is practical financial clarity, delivered faster, in a decision environment you can actually launch, manage, and improve.
Practical solutions for complex real estate challenges.
We help owners, developers, and operators understand whether a flexible workspace model makes sense for a specific asset, market, audience, and financial goal.
We translate the opportunity into a practical operating model, including space mix, pricing, membership structure, staffing, technology, customer experience, and launch sequence.
We help existing operators strengthen revenue, simplify operations, improve sales systems, reduce friction, and create a more stable business.
We help clients use dashboards, documentation, GPT-enabled workflows, and AI-powered tools to make the business easier to understand, manage, and scale.
Flexible workspace is not a trend. It is an operating layer for modern real estate.
The office is no longer just a leased container. It is becoming a more service-rich, technology-enabled, hospitality-aware environment.
The winners will not simply add coworking furniture to vacant space. They will build flexible operating ecosystems with the right mix of private offices, shared amenities, meeting rooms, access systems, services, sales processes, and financial discipline.
That requires more than inspiration. It requires a model.
David Walker has worked in coworking and flexible workspace since 2008, first as an operator and founder, then as an advisor to owners, developers, and workspace groups across the U.S. and international markets.
He co-founded one of the early coworking spaces in Austin, Texas, before coworking became a mainstream real estate category, and grew it to three locations. That gave him firsthand operator insight into creating demand, selling memberships, managing private offices, and running the business day to day. He later helped launch one of the first global coworking consultancies, advising developers, investors, and real estate groups across the U.S., Canada, Latin America, Asia, and the Middle East.
His work sits at the intersection of real estate strategy, operating models, financial planning, and AI-native delivery. He helps clients move from scattered assumptions and disconnected decisions into clear models, practical plans, and a private Flex Intelligence Portal that makes the work easier to understand, manage, and act on.
His perspective is grounded in firsthand operating experience and years of advisory work, and in a practical belief that flexible workspace strategy only works when the numbers, the customer experience, the team, and the systems all fit together.
